FAQ

Full management is 7% plus gst and 1/2 month rent to find tenants for residents and 9% for non-residents. Tenant Placement is 1/2 month rent plus gst (minimum $1500).

We have a very detailed and thorough vetting screening system in place:

We check the following if possible:
-Present landlord
-Past landlord
-Employment verification
-Salary verification
-Social media verification
-ID verified through a Corporate ID software verification program
-Detailed credit history and report through Equifax which also verifies rent to income ratio
-BC Criminal Court checks

Absolutely, on our owner friendly Residential Tenancy Agreement on page 3, section 11, we clearly state tenant insurance is a must for all tenants.

We do a thorough evaluation of the rental property including but not limited to:
 
-the location 
-square footage of the property
-the amenities
-the actual state of the property
-the exterior 
-convenience to transit
-schools in proximity
-comparable rental properties
We set up our tenants on an efficient and convenient direct deposit payment system. The rent is pulled automatically and safely on the first day of each month. We also collect any pet deposits & security deposits.
Owners are paid on the 15th of each month.
We always do our absolute best to rent the property as quickly as possible to high quality tenants but if there is a period the property is vacant, you will not be responsible to pay the management fee.

We have an in house professional photographer who comes by to take not only interior and exterior shots of the property, he also does a matterport on the property.

Preventative Maintenance and Repairs Orca Realty provides a 24/7 response to any emergency repairs.
After informing you about the repair issue and getting authorization to move forward, we coordinate repairs with tenants and contractors to ensure that repairs are performed in a timely and efficient manner. We want to ensure the work is performed to a high standard and that it meets all legal and safety requirements.
